Stop living with yellowing finish and scuffed traffic lanes

Finish buildup and discoloration

Old finish traps soil and turns yellow, especially on vinyl composition tile and other resilient floors. Entrances and drink stations show gray traffic lanes and dull patches that do not respond to buffing.

Recurring scuffs and fast resoil

Improper stripping or incomplete rinse leaves residue that attracts dirt. Floors look patchy and scuff quickly. Inconsistent application causes swirl marks and uneven gloss.

A proper strip and refinish

We cordon off the area, apply the right dilution, allow dwell time, agitate with the correct pad, and wet vac the slurry. Then we neutralize and rinse so the new finish lays flat and cures as designed.

From chemical safety and pad selection to sealer, finish, and speed drying, see the steps that return a uniform gloss.

Is strip and wax right for your floors

Choose a full strip and refinish when appearance has plateaued and simple scrub and recoat will not recover the look.

You're a great fit if…

  • Your VCT, LVT, or sheet vinyl has visible yellowing, embedded soil, or uneven gloss
  • You want durable finish layers that respond to routine burnishing
  • You can provide night or weekend access for safe dry times
  • You prefer documented steps and clear re entry guidance

We may not be best if…

  • The floor requires repair, replacement, or specialty coating removal
  • You need on demand one room spot work with no access plan
  • The space cannot be blocked off or ventilated during curing
  • You require hazardous material abatement rather than cleaning

Floor stripping and waxing services included

A managed program that restores finish correctly and sets you up for easier maintenance later.

Complete strip and rinse

Proper dilution and dwell time, agitation with the right pad, baseboard detail, slurry removal with wet vac or auto scrubber, then neutralizing and rinse so no residue remains.

Sealer and finish

First, a compatible sealer to lock the surface. Then multiple thin coats of commercial finish applied in opposing directions for even coverage and consistent gloss.

Safety and speed dry

Caution signs and cordons, ventilation, and air movers to accelerate dry time. Clear re entry times and aftercare to reduce slip risk and prevent early scuffing.

Our floor restoration process

A stepwise approach that protects people, flooring, and finishes.

Walkthrough and testing

We inspect substrate and finish condition, check for coatings or previous sealer, and test a small area to verify dilution, dwell, and pad aggressiveness.

Prepare and protect

Post wet floor signage, cordon off paths, and protect walls and thresholds. Move light items and place corner guards and baseboard shields as needed.

Strip and agitate

Apply stripper evenly, keep it wet for dwell, then agitate with a low speed machine and appropriate stripping pad. Edge and baseboards are detailed for uniform removal.

Recover and neutralize

Vacuum slurry with a wet vac or auto scrubber, then rinse thoroughly and neutralize to return pH to normal so new finish bonds and cures correctly.

Apply sealer and finish

Lay thin, even coats with proper dry time between applications. We alternate directions to avoid lap lines and allow final cure for durability and shine.

Final QA and aftercare

Inspect for swirl marks, dull spots, or missed edges. Set up speed drying and provide a simple care plan including dust mopping, autoscrub schedule, and burnishing cadence.

Resilient corridors and break areas

Full strip, neutralize, and refinish reduces complaints

High traffic corridors showed embedded soil and uneven sheen. Skyward performed a controlled strip with correct dwell and pad selection, recovered slurry with an auto scrubber, and neutralized thoroughly. A sealer and multiple thin coats of finish restored consistent appearance. With a simple autoscrub and burnish schedule, shine held longer and spot cleaning requests declined.

Floor stripping and waxing FAQs

How often should floors be stripped and refinished
It depends on traffic, soil load, and maintenance. Many facilities can stretch full strip and refinish to every three to five years with good dust mopping, autoscrubbing, and periodic scrub and recoat. Entrances and cafeterias may need it sooner.
What floor types do you strip and wax
Most resilient floors like VCT, some sheet vinyl, and certain LVT products accept finish. Some rubber, linoleum, and coated floors require different care. We confirm manufacturer guidance before recommending a method.
How long before people can walk on the floor
Light foot traffic is often possible about 30 to 60 minutes after each coat. Full cure and heavy traffic require more time. We set reopen and furniture move back times based on temperature, humidity, and airflow.
Is a scrub and recoat a better option
If finish is intact but dull, a machine scrub and one or two coats may restore gloss with less downtime. When finish is yellowed, uneven, or heavily scratched, a full strip and refinish is the better choice.
Do you handle baseboards and edges
Yes. We include edge detail and splash protection. Corners and baseboards are scrubbed and wiped so the new finish looks consistent.
How do you reduce slip risk
We use clear signage, control access, neutralize and rinse thoroughly, and allow proper dry times. We also recommend entrance matting and routine dust mopping to reduce tracked debris.
